When are works commencing for The Goodsyard?

What’s happening to BOXPARK and Powerleague?

We introduced BOXPARK and Powerleague as temporary ‘meanwhile uses’ in 2011 as we worked to secure planning permissions for The Goodsyard.

We are pleased we could extend their lease to bring animation and vibrancy to the site while we move forward with the next phase of enabling works, however, eventually we will require vacant possession of the site to continue works.

When are the Sclater Street buildings being redeveloped?

In 2024, we received permission to restore five historic buildings on Sclater Street – the former Mission Hall, a Victorian-era building and three former Weavers’ Cottages.

These buildings are part of the historic fabric of the neighbourhood and the proposals seek to protect and restore the buildings, as part of the wider redevelopment of The Goodsyard.

When will The Goodsyard be completed?

The Goodsyard will be developed in stages, the whole build will take approximately 10 years to complete.

The Goodsyard is a complex site with several constraints and long-term delivery considerations. It is shaped by its proximity to key transport infrastructure, including the Central Line, six mainline tracks into Liverpool Street Station and most notably the East London Line and Shoreditch High Street Station, which pass directly through the site.

Working within these constraints takes time and we are working closely with both local authorities and other stakeholders such as Network Rail and TfL to minimise disruption to transport links.

What are the next steps to enable the delivery of The Goodsyard?

We are developing a series of Reserved Matters Applications to provide more detailed designs for each of the individual plots within the masterplan.

Who will be your retailers for the new spaces when The Goodsyard is complete?

The Goodsyard will form part of a vibrant new mixed-use community, featuring around 100 new spaces for retail, restaurants, and leisure. At the appropriate stage, we will begin marketing these spaces and engaging with local businesses to explore opportunities. Our aim is to create a dynamic mix of independent operators and well-known national brands that reflects and complements the character of the area.

How many homes are being built at The Goodsyard?

Up to 500 new homes will be built at The Goodsyard and there will be a focus on family homes.

Will these homes be affordable?

Yes, 50% of the new homes delivered on the site will be affordable.

What is the housing mix for the affordable homes?
  • 50% of the homes being delivered will be affordable.
    • 35% of the affordable homes will be 70% low-cost rent split equally between London Affordable Rent and Tower Hamlets Living Rent.
    • The remaining 15% of the affordable homes will be Intermediate of which at least 50% will be London Living and the rest will be discount market rent (DMR) or shared ownership.
Will these homes be affordable?

Yes, 50% of the new homes delivered on the site will be affordable.

What are you providing for culture?

As part of The Goodsyard, we are delivering two new flexible culture and arts buildings to support community and cultural groups.

Who will operate these cultural spaces?

We will be creating a cultural steering group to ensure the scheme is immersed in Shoreditch and will be working with them to find suitable operators for these spaces.
